Important Information for Everyone Living at Kenilworth Court

The regulations on this page apply to residents of Kenilworth Court and are intended to support the safe, considerate and responsible use of the buildings, communal areas and grounds.

All residents should familiarise themselves with these requirements. Leaseholders who let their properties are responsible for ensuring that their sub tenants understand and comply with the regulations.

Noise

All residents must comply with the noise regulations contained within the lease.

Neighbours must not be disturbed after 11pm, and residents should be considerate of others when playing music, using televisions or creating other noise within their flats.

Leaseholders are responsible for ensuring that their sub tenants also comply with these requirements.

Permanent parking spaces are available to rent by resident leaseholders only, subject to availability.

Temporary spaces may be available for residents, visitors and contractors by arrangement with the Management Team.

Vehicles must only be parked in an authorised space and fines may be issued where parking takes place without permission.

The maximum permitted speed for vehicles within Kenilworth Court is 5 mph.

Residents, visitors and contractors should drive carefully throughout the Court and remain aware of pedestrians and other users of the grounds.

Bicycles must not be stored inside individual flats and should only be kept in the designated storage areas provided by Management.

Secure bicycle storage is available within the designated bike sheds. Bicycles must not be left in stairways, landings, entrances or any other communal areas.

Residents may be charged for damage caused to walls, floors, stairs, lifts or other communal areas within Kenilworth Court.

Leaseholders are responsible for damage caused by their sub tenants, visitors or contractors.

Written permission from the General Manager must be obtained before alterations are made to a flat where consent is required.

Residents should not begin relevant works until the necessary permission has been granted.

A deposit may also be required to cover any damage caused to communal areas during the works.

Contractors carrying out work at Kenilworth Court must be registered with the Management Office and comply with the Association’s Contractor Rules.

Leaseholders arranging work within their flats are responsible for ensuring that contractors follow the relevant requirements while on site.

Children are not permitted to play on paths, stairways, landings or in lifts, or to ride bicycles within the Court.

Children may use the lower lawn, but games that could cause damage, including football, cricket and tennis, are not permitted.

Any damage caused within the Court by a child may be charged to their parent or guardian.

Dogs must be kept on a lead at all times within the Court and are not permitted on the lawns or communal garden areas.

Owners must ensure that dogs do not foul the paths, roads or other communal areas.

Residents should not feed stray animals or birds, particularly pigeons, within the grounds or from individual flats.

Domestic refuse must be securely wrapped in suitable bags or sacks and placed outside the flat after 10pm for collection the following morning, except on nights before Sundays and public holidays.

Only domestic refuse should be left for collection.

Larger items must be disposed of separately by the resident and must not be left on landings or elsewhere within the communal areas.

Residents are required to use suitable curtains or blinds at their windows.

Posters should not be displayed in windows, and washing or clothing should not be hung where it is visible from outside the flat.

Window boxes are not permitted on window sills for health and safety reasons.

Except in an emergency, residents and visitors are not permitted to access the roofs of the buildings.

Residents must not install their own external aerials or external aerial wiring.

Television, FM and satellite signals are provided to individual flats through the Court’s master aerial system, subject to the appropriate arrangements.

Residents and their visitors should take care to ensure that baths, sinks and lavatories do not overflow and cause damage to the building or neighbouring flats.

Residents may be liable for damage caused by an overflow originating from their flat.

Complaints made to Management by residents should be submitted in writing to the General Manager.
