Insurance
Buildings & Contents Cover.
The cost of building insurance is included within the Service Charges.
Claims for damage to a leaseholder’s flat caused by an accident or structural issue can be made through the Management Office.
Personal belongings are not covered by the building insurance. Leaseholders should therefore arrange their own contents insurance for possessions within their flat.
An excess of £750 applies where a leaseholder’s flat has caused damage to their own or a neighbouring flat.

Car Parking
Kenilworth Court has 59 parking spaces serving 150 flats, which means permanent parking spaces are limited.
Permanent spaces can only be allocated to resident leaseholders. Sub tenants and leaseholders who live elsewhere are not entitled to rent a permanent space.
Leaseholders who are allocated a parking space must register their vehicle and provide proof of ownership.
Guest, overnight and contractor parking may be available for £10 per day, subject to availability and allocation by the Management Team.
Parking spaces with electric vehicle charging points may also be available at a slightly higher cost.

Communal Gardens
The communal gardens are an important part of Kenilworth Court and are provided for the enjoyment of all residents.
Everyone using the gardens is asked to be considerate of their neighbours, particularly in relation to excessive noise and ball games.
Large gatherings require written permission from the Management Team.
The use of the Court’s BBQ facilities also requires prior written permission.
By using the gardens considerately, residents can help ensure these shared spaces remain enjoyable for everyone at Kenilworth Court.
