Subletting
Letting Your Flat at Kenilworth Court
Leaseholders must obtain written permission from the Association before letting their flat.
Flats can only be let to a family unit through a single tenancy agreement. Permission can be requested by completing the Permission to Sublet Form and submitting it to the Association Secretary.
Leaseholders remain responsible for ensuring that their sub tenants understand and comply with the rules and regulations of Kenilworth Court throughout their tenancy.

Before Subletting Your Flat
The Permission to Sublet Form also requires information about the proposed tenants and tenancy.
Leaseholders are required to ensure that appropriate smoke alarms remain operational and that the relevant gas and electrical safety documentation is kept valid during the tenancy.
Sub tenants are also required to confirm that they have received the Landlords Regulations and agree to comply with the relevant terms during their occupation of the flat.

Selling Your Flat
Information for Leaseholders Planning a Sale.
The Management Office does not manage the sale of individual flats at Kenilworth Court. However, prospective purchasers must be approved by the General Manager.
As part of this process, potential purchasers are required to provide financial and character references for consideration.

Flats at Kenilworth Court can only be purchased by individuals. They cannot be purchased by companies or organisations.
Planning to Sell?
Leaseholders considering a sale should contact the Management Office at an early stage so that the relevant requirements and approval process can be explained.

Permission to Alter
Making Changes to Your Flat
Leaseholders wishing to make certain alterations to their flat must obtain written permission from the General Manager before work begins.
Permission is required where proposed works include changes to:
- The layout of the flat.
- Plumbing or drainage systems.
- The use of a room within the flat.
If you are unsure whether your proposed work requires approval, please contact the General Manager before instructing contractors or beginning any work.
Contractor Information
Where permission is required, leaseholders will need to provide details of the contractors carrying out the work, including evidence of their insurance cover.
A £500 deposit is also required to cover any potential damage or additional cleaning that may be needed within the communal areas.
Leaseholders are responsible for ensuring that all contractors working on their behalf comply with the Kenilworth Court Contractor Rules.

Hot Works
Additional Permission for Certain Works.
Contractors cannot carry out hot works at Kenilworth Court without the appropriate Hot Works Permit being obtained for the relevant date.
A separate permit is required for each day on which hot works are undertaken.
Before permission is granted, the proposed work must be agreed with the KCCHA Ltd Hot Works Supervisor. This includes the working area, method of work and the arrangements for checking the work area.
The area will also need to be inspected after the hot works have finished before the work can be signed off as complete.

Wooden Floors
Flooring Requirements at Kenilworth Court
The installation of wooden flooring requires written permission from the General Manager.
Wooden floors are only permitted where they are either covered by carpet or installed with adequate sound insulation.
These requirements are designed to reduce noise transfer between flats and help protect the comfort of neighbouring residents.
Leaseholders considering wooden flooring should contact the General Manager before purchasing materials or beginning installation.
