Looking After Kenilworth Court

Since 1976, Kenilworth Court has been owned and managed by Kenilworth Court Co Ownership Housing Association Limited, KCCHA Ltd. All leaseholders automatically become members of the Association and own a share of the freehold.

Responsibility for the management of Kenilworth Court is shared between the elected Committee of Management and an experienced on site management team.

Managing Kenilworth Court

A Leaseholder-Led Association

Responsibility for the overall management of Kenilworth Court rests with the Committee of Management, which is made up of elected leaseholders.

The Committee works alongside the experienced on site team to support the effective management and long-term care of the Court.

Representing Kenilworth Court Leaseholders

Members of the Committee of Management are elected from the leaseholder community and serve a three year term.

The Committee meets at least six times each year and is responsible for the overall management of Kenilworth Court. A Finance Sub Committee also supports the Association’s management structure.

An Annual General Meeting is held for all leaseholders, providing members with the opportunity to participate in the Association.

Day-to-Day Management

The day to day management of the communal areas at Kenilworth Court is undertaken by an experienced in house staff team.

The team is led by the General Manager, Association Secretary and Maintenance Manager, who work together to support the everyday running and ongoing care of the Court.

Maintaining Kenilworth Court

KCCHA Ltd is responsible for the upkeep and maintenance of several shared areas, building features and Association-maintained facilities across Kenilworth Court.

Any issues relating to these areas should be reported to the Estate Office or Maintenance Team.

Leaseholder Responsibilities

Leaseholders are responsible for maintaining the internal features and fixtures within their individual flats.

The exception is a combi boiler installed by the Association, which remains the responsibility of KCCHA Ltd.
